OverviewOur client, a private investment office based in Muscat, manages a growing and diverse real estate portfolio.
We are seeking a highly capable Project Manager (Owner’s Representative) to oversee multiple real estate and construction developments from concept through to completion.
This is a critical role acting as the central coordinator across all stakeholders to ensure projects are delivered on time, within budget, and to the highest quality standards, aligned with ownership expectations.
The ideal candidate will combine technical construction expertise, strong commercial acumen, and exceptional stakeholder management skills, with experience working in developer, family office, or investment-led environments.
Key ResponsibilitiesProject Leadership & Delivery- Lead end-to-end delivery of multiple real estate development projects
- Act as the primary representative of the owner across all project stages
- Oversee planning, design coordination, procurement, construction, fit-out, and handover
- Track progress against timelines, budgets, and agreed milestones
- Provide structured reporting on project status, risks, and performance
- Coordinate effectively with architects, engineers, consultants, contractors, and suppliers
- Facilitate meetings, ensure clear communication, and drive accountability
- Align all stakeholders with project objectives and delivery expectations
- Bridge communication between technical teams and senior leadership
- Review drawings, specifications, reports, and technical submissions
- Evaluate consultant and contractor proposals with a critical, solutions-focused approach
- Identify project risks and implement mitigation strategies
- Ensure compliance with regulatory requirements, approvals, and quality standards
- Monitor project budgets, forecasts, and expenditure tracking
- Review valuations, variations, and contractor payment applications
- Support procurement, contract negotiations, and consultant appointments
- Drive cost control, value engineering, and commercial optimisation
- Deliver clear, concise executive-level reporting to senior stakeholders
- Maintain structured project documentation and governance systems
- Escalate critical issues proactively with recommended solutions
- Ensure transparency, accountability, and disciplined project execution
- 8–12+ years in project management, development management, or construction delivery
- Proven experience working with developers, private offices, family offices, or investment platforms
- Strong track record managing complex, multi-stakeholder real estate projects
- Experience across residential, commercial, mixed-use, hospitality, or luxury developments
- Degree in Civil Engineering, Architecture, Construction Management, Quantity Surveying, or related field
- PMP, MRICS, or equivalent professional certification is advantageous
- Strong communication skills with both senior executives and technical teams
- Commercially astute and solution-oriented mindset
- Highly organised with strong attention to detail
- Able to work independently with minimal supervision
- Discreet, professional, and capable of representing ownership interests
- Comfortable managing multiple priorities in a fast-paced environment
