Research Analyst

PURPOSE OF THE ROLE:

The Research Analyst plays a critical role in delivering market intelligence and strategic insights to support data-driven decision-making within the real estate business. This position focuses on analyzing key market dynamics across the UAE, including property prices, rent trends, supply and demand, demographic shifts, and population growth. The ideal candidate has strong analytical capabilities, a solid understanding of the UAE property market, and the ability to translate complex data into clear, actionable insights.

PRIMARY RESPONSIBILITIES:

• Collect, analyze, and interpret real estate market data including pricing, rental levels, transactions, and supply pipeline.
• Monitor demographic and economic trends such as population growth, income levels, and migration patterns affecting real estate demand.
• Prepare and present regular reports, dashboards, and presentations for internal stakeholders and senior management.
• Develop forecasting models and predictive analyses to support investment, development, and pricing strategies.
• Conduct location-based research and feasibility studies for new projects.
• Collaborate with cross-functional teams including development, sales, finance, and strategy to align research findings with business goals.
• Stay updated with regulatory changes, economic outlooks, and competitor activity in the UAE real estate market.
• Ensure accuracy and reliability of all data sources and research methodologies.

QUALIFICATION

• Bachelor’s degree in Economics, Real Estate, Statistics, Business Analytics, Urban Planning, or a related field.
• Master’s degree preferred.

EXPERIENCE

• 3–5 years of experience in real estate market research, analysis, or consulting, preferably within the UAE.
• Proven experience in collecting and analyzing large datasets and presenting insights to non-technical stakeholders.
• Experience working in or with real estate developers, consultancies, or investment teams in the MENA region

SKILLS

• Strong analytical and quantitative skills with advanced proficiency in Excel, Power BI, and/or GIS tools.
• Excellent written and verbal communication skills with the ability to produce well-structured reports and executive presentations.
• In-depth knowledge of UAE’s real estate market, economic indicators, and urban development trends.
• Ability to work independently and manage multiple projects in a fast-paced environment.
• Familiarity with government data portals, RERA/DLD reports, and market intelligence platforms

PREFERRED INDUSTRY EXPERIENCE:

• Real Estate Development, Property Investment, Real Estate Consultancy, or Urban Planning & Research.
