Senior Project Manager- Fit Out

We are currently recruiting for a Senior Project Manager- Fit Out for our client to be based out of Dubai.

Purpose-

The Senior Project Manager – Fit-Out is responsible for the end-to-end delivery of interior fit-out projects, ensuring they are completed on time, within budget, and to the highest quality and safety standards. The role requires strong leadership, commercial awareness, and deep technical knowledge of fit-out work.

Responsibility-

Project Delivery

• Manage multiple commercial, residential, hospitality, and/or retail fit-out projects from award to handover.
• Develop and control project programs, budgets, and resource plans.
• Ensure compliance with contractual requirements, drawings, specifications, and authority regulations.
• Lead project kick-off meetings, progress meetings, and client coordination sessions.

Commercial & Cost Control

• Review contracts, BOQs, and project budgets.
• Monitor costs, variations, claims, and final accounts.
• Ensure profitability and margin targets are achieved.
• Coordinate with QS and commercial teams on monthly valuations and cash flow.

Team & Stakeholder Management

• Lead and mentor Project Managers, Site Managers, Engineers, and Supervisors.
• Coordinate with clients, consultants, subcontractors, and suppliers.
• Resolve project issues, risks, and conflicts proactively.

Quality, HSE & Compliance

• Ensure all works meet approved drawings, specifications, and quality standards.
• Enforce HSE policies, site safety regulations, and method statements.
• Ensure snag-free handover and DLP management.

Procurement & Subcontract Management

• Support procurement strategy for materials and subcontract packages.
• Evaluate subcontractor performance and ensure timely delivery.
• Manage long-lead items and coordination with suppliers.

Reporting & Documentation

• Prepare and submit weekly and monthly project reports.
• Track progress, risks, delays, and mitigation plans.
• Ensure complete project documentation for handover and close-out.

Skills-

• Bachelor’s degree in architecture, Civil Engineering, Construction Management, or related field.
• +20 years’ experience in interior fit-out projects.
• Strong UAE market experience and authority approvals knowledge.
• Proven track record delivering high-value fit-out projects.
• Strong leadership and people management skills.
• Excellent knowledge of fit-out materials, finishes, MEP coordination, and detailing.
• Commercially astute with strong cost control ability.
• Excellent communication and client-facing skills.
• Proficient in MS Project / Primavera, AutoCAD, Excel.
• Ability to manage pressure, deadlines, and multiple stakeholders.
• Experience with Grade A offices, hospitality, luxury residential, or retail fit-out.
• PMP or similar certification is an advantage.
• Immediate availability or short notice period.
